"Chateau Relaxo" is an end unit condo located on the top floor that has everything you need for a relaxing vacation in Atlantic Beach. Days at "Chateau Relaxo" can be spent beach side fishing, reading, and building sandcastles or at the community pool which is one of the largest on the island. Evenings turn into cooking on the communal grills with a cold drink and beautiful sound view. The condo's remodeled bathroom has a corner shower with full size vanity/sink. It also features a new pillow top King Mattress and is equipped with a brand new 50 inch Vizio Smart TV, two burner stove, toaster oven, and fold out dinette. The kitchen and bathroom have granite counter-tops throughout. Sleeper Sofa converts into a Queen Bed with mattress pad for additional guests if needed. Enjoy a night out at delicious seafood restaurants and visit local shops. Many attractions await in Atlantic Beach and the surrounding areas. We welcome you and look forward to your next visit. **All of the boat parking spaces and dock spaces are reserved. There are no available boat spaces at this time.
House Rules
- By virtue of booking our home, you are agreeing to abide by all house rules listed here and/or as posted in the home. -Services provided by a third party, including any offered through AirBnB's Services program, aren't allowed at this property without prior express written consent. A violation of this rule will result in a $200 fine. - Locals must communicate with us prior to booking. -The HOA has strict occupancy limits. No more than 4 persons are allowed. More than 4 persons in or on the property at any time could lead to immediate removal without a refund. -Sorry, HOA rules limit pets to owners only. We can't waive the no pet rule. -Guests agree to read, respect, and follow all community guidelines and rules. A copy of the rules can be found in the unit. Additional rules may be posted on signage on-site at the complex. -We want all of our guests to arrive to a unit ready for their stay and we need to have time to clean the unit for the next guests. Unauthorized late check-outs will be assessed a $100 late check-out fee. -By booking here you agree to be responsible for any damages, including a loss of revenue on future rentals, for either failure to follow house or HOA rules and/or lost items/damage occurring during your stay. -Guests that use the sofa/sofa bed for sleeping MUST use the mattress pad provided, on the sofa/sofa bed, for their own protection and safety as well as that of all future guests. -This HOA has enacted a strict "no-smoking rule." That means no smoking inside the unit, in the parking lot, by the pool or anywhere else on the grounds except the designated smoking areas. Violation of this rule will result in a $500 HOA fine, a $200 extra cleaning fee for smoking inside the unit, immediate removal from the property, and loss of all rental fees. -The HOA charges $200 to replace parking passes. Failure to return a parking pass will result in a $200 charge per non-returned pass. -This is our own condo, but you'll get a door code by email for self check-in after 3 pm on your arrival date. You will receive full access instructions prior to your visit, and a house manual with other instructions and info is available in our condo when you arrive. Please read these prior to contacting us for assistance. -We ask guests to wash and put away all dishes, clean up food spills, take out the trash and place all used linens in a laundry hamper prior to departure. -Internet, TV, and cable are all provided as a convenience. As it is beyond our control, no refunds will be given for issues related to user error or outages of any kind. -Guests who leaving the unit in such condition that excessive cleaning, beyond what would be required after a normal, courteous guest will be charged a $100 excessive cleaning fee. Examples of what may require excessive cleaning include, but are not limited to: leaving dirty dishes in the sink; leaving trash in the unit; leaving food stains on furniture, counters or floor; and leaving the bathroom with human waste on the fixtures or floor. -By reserving this condo, you agree that if you are unsatisfied for any reason upon arrival, or during your stay, you will contact the host to allow the host the opportunity to address any concerns prior to asking for a refund and/or contacting AirBnB.

Our Kayak ramp is free. All of the boat parking spaces and dock spaces are reserved. There is no available boat spaces at this time. If you wish to bring a boat, please contact me. I live locally and can allow you to park you boat at my place, space permitting. In order to complete the reservation process, you will be asked to click on a link to sign the following after booking: SHORT TERM STAY AGREEMENT THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT. Termination The Host has the right to inspect the premises with prior notice as stated with the applicable State laws. Should the Guest violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with State law. The Guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Guests shall vacate the premises at the expiration time and date of this agreement. 7. Maintenance and Repairs The Guests shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The guests shall follow all check-out instructions prior to departure. Guests shall pay for maintenance, repairs, and extra cleaning fees, should the premises be left with any damage and/or needing cleaning beyond what is needed for normal, courteous guests. The guests agree that the Host shall deduct costs of said services from the security deposit, if applicable, prior to refund, or collect through appropriate platform processes, if tenants cause damage to the premises or its furnishings or leaves in such condition to require excessive cleaning. 8. Trash The Guests shall dispose of all waste material generated during the rental period in the trash can provided. 9. Pets Pets allowed only at properties that specifically allow pets as stated on the appropriate platform listing and when announced by Guest at registration with pet fees paid. Pets brought to listings that don't allow pets and/or without indicating pets at the time of registration for listings that do allow pets is grounds for immediate termination of the lease without refund. 10. Subletting The Guest shall not have the right to sublet the property. 11. Quiet Enjoyment The Guests shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Guests shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guests shall then immediately vacate the premises. Quiet hour starts at 10 PM where noise should be kept to a minimum. 12. Smoking Smoking is not allowed inside the home. Some complexes may not allow smoking, others have designated smoking areas. See the house manual for complete details. 13. Essentials Host shall provide the following to the Guest: Fully furnished condo, including a nicely equipped kitchen (pots, pans, dishes, silverware, etc.) one set of bed linens per bed and one sets of towels per occupant. 14. Host’s Liability The Guests and Guests' guests shall hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own insurance for Guests if such coverage is desired. 15. Attorney’s Fees Guests agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Host enforcing this agreement. 16. Use of Property Guests expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Guest does not intend to make the property a residence or household. 17. Shortened Stays and Conditions There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions, with the exception of Voluntary or Mandatory Hurricane Evacuations. Host will refund Guest for unused nights in the event of either a Voluntary or Mandatory Evacuation. Guests are encouraged to purchase traveler's insurance. 18.
